Completely full service. We handle everything a traditional agent does: pricing strategy, MLS listing, marketing, showings, negotiation, disclosures, escrow coordination, and closing. You don't lift a finger beyond what any seller normally does.
What about the buyer's agent commission?
Our flat fee covers your representation only. Buyer's agent compensation is a separate, negotiable item disclosed transparently in the listing. We'll advise you on the most strategic approach for your market conditions.
Do you work with buyers as well as sellers?
Yes — we represent buyers with the same dedicated, flat-fee approach. We'll tour homes with you, advise on offer strategy, negotiate on your behalf, and guide you through the entire purchase process.
What areas of San Diego do you cover?
We cover all of San Diego County — including La Jolla, Del Mar, Encinitas, Carlsbad, North County, Coronado, Downtown, Mission Hills, Point Loma, Rancho Santa Fe, and everywhere in between.
When is the fee paid?
The flat fee is paid at closing, just like a traditional commission — it comes out of escrow proceeds. There is no upfront cost to list with us.
What if my home doesn't sell?
You only pay when we close. If your home doesn't sell, you owe nothing. We're incentivized to sell your home just as any traditional agent would be.
